Room pricing, seasonal rates, and occupancy forecasting

Room Rates

Manage base rates and rate plans for each room category. Rate plans allow you to offer different pricing for different guest segments.

Rate Plans

Each room category can have multiple rate plans: Rack Rate (published price), Best Available Rate (BAR), Corporate Rate, OTA Rate, Loyalty Rate, and Seasonal Rate. Each plan has its own base rate, weekend rate, and inclusions.

Base vs Weekend Rates

Set different prices for weekdays and weekends. Weekend rates typically command a 15-25% premium. The rate manager lets you configure both independently for each plan.

Inclusions

Each rate plan specifies what's included — breakfast, Wi-Fi, minibar, airport pickup, etc. Higher-tier plans like Corporate and Loyalty typically include more amenities to justify their pricing or reward guest loyalty.

Seasonal Pricing

Apply multipliers to base rates during peak, shoulder, and off-peak seasons to maximize revenue.

Season Types

Peak seasons (festivals, holidays) apply a surcharge multiplier (e.g., 1.4 = +40%). Off-peak seasons apply a discount (e.g., 0.75 = -25%). Shoulder seasons are moderate adjustments between peak and off-peak.

Room Category Targeting

Seasonal rates can target specific room categories. For example, you might discount Standard rooms during monsoon season while keeping Suite pricing unchanged, since Suite guests are less price-sensitive.

Occupancy Calendar

A 14-day forecast showing occupancy rates, revenue projections, and available room inventory.

Occupancy Heatmap

The calendar uses color coding to show occupancy levels at a glance: red (90%+), amber (75-89%), green (50-74%), and blue (below 50%). This helps you spot low-occupancy days where you might want to run promotions.

ADR & Revenue

Average Daily Rate (ADR) and total revenue are shown for each day. Use this to identify days where you're getting high occupancy but low ADR (potential for rate increases) or low occupancy with high ADR (consider running a deal).
